LOCATION: North Autauga county, South Chilton county. Four miles west of Billingsley and mile from Hwy #82 on CR #334. Lying in portions of section 4 and 5 T19N RNG13E

TERRAIN: Gently rolling to flat fields. Steeper slopes in hardwood and natural pine areas. Generally 200 relief from highest point (600) to lowest creekbottom (400). Soil types on the highest elevations are Troup and Eustis loamy sand types. Soil types in field systems and pine plantations are mostly Troup loamy sand and Pine Flat sandy loam. Soils forested with hardwood and natural pine are mostly Jones-Shubuta association, also a loamy sand soil, some with a clay subsoil. These soil types are excellent for growing timber with 80-90 site index for loblolly and 65-70 for longleaf pines. These soil types are also good for grains, beans and truck crops with good fertility and drainage.

Well managed timber stands on good soil types provide an excellent timber investment. A variety of stand species and ages allows for regular timber thinning. This property has all of the factors that make for an excellent timber investment such as: good soil types, well stocked timber stands located in one of the best timber markets in the state with multiple competing wood mills and a property that can be logged in the wetter winter months when timber prices tend to be higher.
The timber stands consist of 84 acres of thinned, 29 yr old loblolly pine plantation; 37 acres of 6-7 yr old longleaf pine plantation; 83 acres of thinned, 24 yr old loblolly plantation and 112 acres of hardwood, pine/hardwood stands with a good mix of oak species that adds to the wildlife diversity. All of these pine stands have been professionally managed with excellent planting site prep, herbicide control and prescribed burning.
A mix of sawtooth and White oak were planted in 1986 in patches, groves and field borders and total 4 + acres.
An abundance of massive (26 +) White and Red oaks in the hardwood stands providing excellent deer and turkey habitat.
